Understanding the role of BIM
How coordinated models can support design reviews and project communication.

1. A model with a purpose
BIM combines digital geometry with structured information. Before creating a model, define how it will be used: for design review, coordination, drawings, schedules or another agreed project need.
2. Bring disciplines into conversation
Architectural, structural and services models can be reviewed together to understand their relationships. The model becomes a shared basis for discussing interfaces rather than a substitute for professional judgement.
3. Understand clash review
A digital conflict may flag elements that overlap or lack required space. It needs to be assessed, assigned and resolved by the responsible team. Not every flagged issue has the same consequence.
4. Agree the level of information
The required detail changes with the project stage. Too little information may limit a review; unnecessary detail can add effort without improving decisions. Agree requirements and outputs at the outset.
5. Manage versions and decisions
Clear naming, issue dates and review records help teams know which information is current. The process around the model is as important as the model itself.

A useful next step
Write down your project’s purpose, what you already know and the questions that still need an answer. Use those notes to guide the first discussion with your project team.
